Paid to be right, not agreeable

Rove Valuations is a separate company, and valuation is all we do here. Our fee is set before we start and does not change with the conclusion, so there is nothing riding on which way the number goes.

If the answer is not what you hoped, you will hear that, with the evidence behind it. That is often the most useful part.

Beyond a value: advisory work

Sometimes the question is not "what is it worth" but "what should we do with it." We study what use a property is best put to, whether a plan pays for itself, what the market will rent or absorb, and how a group of properties looks together. And we can read an appraisal you have already received before you act on it.

A disciplined process. Every time.

The same five steps behind a single-building evaluation and a statewide portfolio. No guessing about what happens next.

  1. Send the address, the property type, and what the valuation is for. We tell you whether the file calls for an appraisal or an evaluation, what it costs, and the date you will have it.

  2. Anywhere in Montana’s 56 counties. Access gets arranged around the tenant or the property manager, so an occupied building does not hold up the file.

  3. Sales get verified rather than taken at face value. Where one does not belong in the analysis — a portfolio sale, a related party, a use that has since changed — the report says so and says why.

  4. A second set of eyes on every file, against USPAP or the Interagency Guidelines as the assignment requires. Problems get caught here, not after the report reaches you.

  5. The date you get on day one is the date we work to, and you hear from us early if anything moves. After delivery we stay available through credit review, audit, and exam questions.

What clients ask us.

What does a valuation cost, and how long does it take?
It depends on the property and the purpose. A standard commercial evaluation typically runs 5 to 10 business days, and certified commercial appraisals 3 to 4 weeks. We quote scope, fee, and timeline before you commit, usually within one business day.
Do I need an appraisal or an evaluation?
If a federally regulated lender is involved, the transaction usually decides it. For your own planning, an evaluation is often enough. For estate tax filings, disputes, and litigation, an appraisal is the stronger document. Tell us the purpose and we will recommend the right one.
Can you value the property as of a past date?
Yes. Retrospective valuations, including date-of-death values for estates, are a large part of our work.
Can you help with a property tax appeal?
We provide independent valuations that support a tax appeal and advisory work around it. Your attorney or tax advisor handles the filing and the process.
Do you work on residential property?
Yes. We complete residential appraisals and evaluations for lenders, estates, and owners, alongside our commercial and agricultural work.
Will my information stay private?
Yes. Your report is confidential. We release it only to you and to anyone you name, which is what our professional standards require of us.
