Why portfolios are different
Valuing ten properties is not ten separate jobs. Portfolios need consistent assumptions, comparable data that is used the same way across properties, and a delivery schedule that matches a closing or a review cycle. When ten reports come from ten appraisers, the inconsistencies show up in credit review.
We run portfolio work as a single engagement. One proposal covers the whole assignment. One project lead coordinates scheduling, inspections, and review. Every report goes through the same in-house quality review.
Statewide coverage, one standard

When a portfolio crosses a state line, we will tell you which properties we can take and how we would handle the rest.
The sum of the parts, and the portfolio
For most lending and estate work, each property is valued individually, and we report those values along with an aggregate. But the market value of a group of properties sold together to one buyer is often not the same as the sum of their individual values. A buyer of the whole portfolio may price in time, risk, and management.
When a lender, investor, or advisor needs it, we can also analyze and report a portfolio value, with the reasoning for any difference clearly explained.
Appraisal, evaluation, or both
The federal appraisal thresholds apply to the transaction, so a single loan secured by several properties is measured by its total amount. Many portfolio engagements call for appraisals. Collateral monitoring and smaller credits often suit evaluations. Some portfolios need a mix. We scope each engagement so the right product is used for each property and the whole file reads consistently.

- Can you handle a portfolio spread across multiple Montana counties?
- Yes. We work in all 56 counties, so properties are walked locally and the work runs on one schedule under one project lead.
- Does a multi-property loan need appraisals or evaluations?
- The federal thresholds apply to the transaction, so a loan secured by several properties is measured by its total amount. Commercial real estate transactions over $500,000 generally require appraisals. We will recommend the right product for each property when we scope the engagement. Your credit policy governs.
- Is the value of the portfolio the same as the sum of the individual values?
- Not always. A single buyer of an entire portfolio may pay less than the sum of the individual values to account for time, risk, and management. We report individual values and an aggregate, and can analyze a portfolio value when you need it.
- Can you deliver reports in phases?
- Yes. We can stage delivery so the properties you need first arrive first, or deliver the full portfolio together for a single closing.
- Can a portfolio include different property types?
- Yes. Mixed portfolios of commercial, industrial, agricultural, and residential property are common in Montana. We appraise and evaluate commercial and agricultural property, and value residential property by evaluation.
- How is a portfolio engagement priced?
- We send one proposal covering scope, fee, and schedule for the whole portfolio, typically within one business day of receiving the property list.
